You may have several ideas for your land but aren’t ready for detailed project planning. A pond, shop, trail system, clearing project, wildlife improvement, pasture, gathering area, or better access may all make senseโ€”but each decision affects how the rest of the property works.

The Ranch Vision Consultation is designed to step back, walk the land, understand your goals, and identify the opportunities and improvements that appear worth considering.

The right plan has to fit both the land and the landowner.


WHAT IS A RANCH VISION CONSULTATION?

Unlike the remote Ranch Vision Review, which focuses on one primary question, the Ranch Vision Consultation is a whole-property, on-the-ground assessment.

Before the visit, I review your questionnaire and available property information. Then we spend up to three hours together on the land, walking or riding the property, discussing how you use it now, what you want from it in the future, and what I see along the way.

The goal is not to create a detailed guide for every project. It is to give you a fresh perspective, identify opportunities, point out potential conflicts or concerns, and help you decide what may deserve your attention first.

UP TO 3 HOURS ON-SITE

We tour the property together. Accessibility and complexity matter more than acreage alone.

I organize the strongest impressions, opportunities, ideas, priorities, and next steps into a written Consultation Summary.

The Ranch Vision Consultation is intended to identify opportunities, establish priorities, and help you think about how the property can better serve your goals. It is not a detailed implementation guide for each improvement.

I am not providing engineering, surveying, environmental consulting, legal advice, construction plans, or contractor coordination. When an idea needs additional fieldwork or a specialized professional before you spend money, I’ll tell you.

Pricing is based primarily on travel, property accessibility, and the complexity of the consultationโ€”not simply acreage. Properties requiring additional time or unusual travel will be quoted in advance.
