LAND ISN’T A COMMODITY.
Two 50-acre properties five miles apart can have very different values and very different buyers. Road frontage, utilities, water, soils, improvements, floodplain, easements, development potential, wildlife, location, surrounding growth, and intended use all influence how land should be positioned.
The goal isn’t simply to put a price on acreage. It’s to understand what makes the property valuable, who is most likely to buy it, and how to reach those buyers.
HOW I APPROACH SELLING LAND
UNDERSTAND THE PROPERTY
Before recommending a price or marketing strategy, I look at the land itself. Access, utilities, water, improvements, restrictions, floodplain, surrounding uses, development potential, and other characteristics can materially affect both value and the buyer pool.
PRICE IT FOR THE MARKET
Land pricing requires more than multiplying acres by an average price per acre. I study comparable sales, competing listings, location, property characteristics, market activity, and the likely buyer to develop a pricing strategy designed for the current market.
POSITION IT FOR THE RIGHT BUYER
A recreational buyer evaluates land differently than a developer, investor, farmer, rancher, or commercial buyer. The marketing should reflect the property’s strongest use and the buyers most likely to recognize its value.
TAKE IT BEYOND THE MLS
I combine MLS exposure with land-focused marketing through David Norman Land Company, professional property presentation, drone imagery when appropriate, national land platforms, email marketing, direct outreach, and commercial marketing channels such as CREXI when the property calls for it.
