The Full Ranch Vision Plan is for landowners who want more than a list of ideas. We work together to develop a coordinated, long-term direction for the property and think through how the major pieces should fit together before time and money are committed.

The right plan has to fit both the land and the landowner.

THIS IS A PLANNING PROCESS, NOT JUST A REPORT.

The Ranch Vision Plan is developed with you, not simply delivered to you. I begin with detailed property research and an on-site assessment, then we work back and forth through ideas, priorities, alternatives, and tradeoffs until the plan reflects both what the land can support and what you actually want from it.

The Consultation identifies opportunities. The Full Plan works through how those opportunities fit together.

HOW WE BUILD THE VISION

1. DISCOVERY & RESEARCH

Your goals, resources, limitations, aerials, maps, soils, water, access, improvements, habitat, and other relevant conditions.

2. ON-SITE ASSESSMENT

We walk or ride the property with the plan in mind, looking at how the land functions and where opportunities and constraints are on the ground.

3. COLLABORATIVE PLANNING

We work through concepts together, compare alternatives, refine priorities, and make adjustments as the vision develops.

4. FINAL RANCH VISION PLAN

A detailed 10โ€“15 page plan with written recommendations, priorities, sequencing, and multiple purpose-built maps or aerials.

5. PRESENTATION & FOLLOW-UP

A one-hour presentation of the completed plan, followed by up to two additional hours of consulting during the next six months.

THE PLAN DOESN’T END WHEN I SEND THE PDF.

The completed plan includes a dedicated one-hour presentation where we walk through the recommendations, maps, priorities, and questions together.

After that presentation, you have up to two additional hours of follow-up consulting during the next six months. Use that time as questions arise and real-world decisions begin to take shape.

Additional consulting is available at $250 per hour. New mapping, substantial revisions, additional site visits, or new projects outside the completed plan are quoted separately.


A ROADMAP, NOT PROJECT MANAGEMENT.

The Ranch Vision Plan is intended to help you make better property decisions and coordinate improvements over time. It does not replace engineering, surveying, environmental consulting, legal advice, construction documents, or other licensed professional services when those are required.

I help you establish direction, priorities, relationships, and next steps. I do not manage contractors or oversee construction as part of the Ranch Vision Plan.

Pricing is based on travel, accessibility, property complexity, planning scope, and the amount of research and mapping required. More complex engagements will be quoted in advance.
