A pond can cost tens of thousands of dollars. A few days of dozer work can run into the thousands. Roads, fencing, clearing, buildings, utilities, habitat work, gardens, orchards, and other improvements can represent substantial investments. But cost isn’t the only concern.
A good improvement in the wrong location can create problems for years.
A road can interfere with drainage. A fence can make future access frustrating. Clearing can remove valuable wildlife cover or privacy. A pond can affect where roads, buildings, livestock, or recreation make sense later.
The cheapest time to change the plan is before the work begins.
WHAT IS A RANCH VISION REVIEW?
A Ranch Vision Review is a remote property consultation focused on one primary question, project, or decision. Because the Review is conducted remotely, I can work with landowners well beyond North Texas and Oklahoma.
You tell me what you’re considering and what you hope to accomplish. Then I study the property before we meet.
Depending on the question and available information, I may review aerial imagery, topography, drainage patterns, soils, floodplain information, access, vegetation, surrounding land uses, property configuration, and other factors that could influence the decision.
You provide the knowledge that can’t be seen from a mapโphotos, video, surveys, plans, bids, and what you’ve learned from spending time on the property.
Then we put the two together.

Remote property analysis can reveal a surprising amount about a piece of land, but it has limits.
I have not physically walked the property as part of a Ranch Vision Review. Maps, aerial imagery, public data, photographs, video, and owner-provided information may be incomplete or may not reflect current conditions.
If something needs to be verified on the ground before you spend money, I’ll tell you.
A Ranch Vision Review is intended to help you think through a land-use decision. It is not engineering, surveying, environmental consulting, legal advice, construction design, or a substitute for the appropriate licensed professional when one is required.
